Without a written agreement, you can`t even prove the amount of rent the tenant owes you, and you risk getting caught. This content applies to England The guaranteed short-term rent can be terminated by the landlord or tenant or if the lease is no longer secured. The tenant can renounce for a fixed period, the tenant can terminate the lease for a certain period of time: Waiver of the termination of the lease (if there is an interruption clause) Withdrawal on the last dayRenderA discount is a voluntary agreement between the landlord and the tenant that the lease has been terminated. The waiver terminates the fixed-term lease. The surrender of a joint lease only takes effect if all the roommates are involved.  Termination by the tenant does not end a limited period. If there is no clause in the lease that allows the tenant to make a termination called an interruption clause, the tenant is bound by the terms of the contract until it expires. Departure on the last dayThe rule is that on the last day of the lease, the tenant can leave for a fixed period without notice, and therefore the rent ends.  If the tenant stays one day longer than the last day of the fixed-term lease, a legal short-term rental agreement is created, which can terminate the tenant by submitting an effective termination of the contractual penalty. Contractual regular leases that occur at the end of a certain periodWhen the lease contains a clause that provides that the regular lease is created immediately after the expiry of a fixed period, the contractual regular lease that arises is a continuation of the original lease. In these circumstances, the tenant cannot terminate the lease by leaving on the last day of the fixed-term contract. In order to terminate the rental, the tenant must give effective notice of termination after the expiration of the fixed period. A clause requiring the landlord to be informed of the intention to leave the lease clause may require the tenant to inform the landlord if he or she intends to leave on the last day for a certain period of time. If the tenant does not inform the landlord as agreed, the landlord may be able to claim that he has suffered damage and/or incurred additional costs as a result. The now archived guidelines on unfair terms in leases suggested that any contractual term requiring the tenant to pay the lease at the end of a certain period of time would be unfair and therefore unenforceable.  This position was not considered by the court. Tenant who waives regular rentIf the lease is regular, whether contractually or legally regular, it pays the following: The tenant`s abandonment terminates the rent if the landlord agrees to a valid termination of the tenant terminates the leaseExerviate to insureThe short rent can no longer be guaranteed in the following circumstances: Change in rental conditions – The landlord and tenant agree to the tenant guaranteed by an abbreviation of the lease so that it no longer has the secure status. For example, if the rent changes to the category of low or high rents, this excludes the rent from security.

The lessor acquires the property In order to recover the leased property under a short-term secured lease, the lessor must obtain a court order. To begin the process, the landlord must provide the tenant with the required notice. Notification of the search for real estateOr with other guaranteed leases, the owner can send the notification of the property search (NSP) indicating the country(ies) for which the operation is required (see note: Guaranteed leases for more information). § 21 Termination Of insured short-term rentals, the owner may also acquire the property under section 21 of the Housing Act 1988 without having to prove a reason for ownership.
